- The same land is sold to individuals or companies using an installment purchase agreement or contract for deed (Promissory Note) with a duration of 2 to 8 years.

When a parcel of vacant land is sold with seller financing, a land note is created.

Land notes are promissory notes secured by the land. The note serves as a legal document stating that the buyer will make regular payments to the seller, with the land acting as collateral.

You as an investor, buy from us the land and the note attached to it. You essentially step into the role of the lender, receiving monthly payments with a fixed return of 15% in USD.

Once the borrower has paid off the full amount they receive the deed and become the new owner.

Yes. For a fee of 3% on all monthly payments the servicing company takes care of:

- Collecting payments from borrower.

- Maintaining escrow accounts for property taxes.

- Sending payment reminders.

- Sending funds to the note holder.

- Maintaining compliance.

- Keeping financial records.

- Send out 1099 Misc forms.

You remain the deed holder until the borrower has fully paid off the land. If no payment is received within 2 months of notice and no agreement could be found with the borrower you can resell the land. If you do not want to resell the land you can transfer the title back to us. We will return your initial investment or you can switch to another contract.

The contract stipulates that the borrower is not entitled to any refunds on the previous payments. In some rare cases buyers do not want the land anymore or they just wanted to use the land for a limited period of time and did not intend to seek ownership. However when a borrower is facing hardship we try to find a solution such as extending the contract duration and reducing monthly payments.

Each contract allows the borrower to pay off the full balance at any time with no penalty. This is an ideal situation allowing substantial profit for the investor.

Yes. Provide us the ID of the land your are interested in and we will send you the file with all the information attached to the land such as:

- Parcel number.

- GPS Center coordinates.

- Zoning.

- Recent comparable sales.

- Recorded deed.

- Installment purchase agreement with the borrower. (The note)
